The Project

JFA was asked to provide a detailed conceptual design and feasibility study for a mixed-use commercial complex located in the area known as Chervonarmitskiye which lies southwest of the Kyiv city center.
The developers mandate was four fold – 1. to create an iconic headquarters for an important national energy provider. 2. To create a new commercial office center with first class amenities in order to draw comparable tenants, 3. to provide a new commercial retail destination that would service visitors of a new anticipated basketball arena nearby, and 4. – Integrate into the scheme, an existing small office building which was located near a maintenance yard.
The 44,000 m2 mixed use design utilized a classic “Tower On A Base” scheme. The base, constituted primarily of retail space, was fronted by a colonnade designed to draw in pedestrian traffic and created an architectural backdrop to an existing green park directly to the west of the project. A glass atrium was created to connect the old existing office building (which was re-clad in perforated aluminum panels) to the new buildings.  The whole project was designed to promote a “high-tech” image and brand, utilizing glass and metal with an emphasis on perforated facades and a sculptural curtain walled glass office tower. The tower shape and position was designed in order to maximize visibility form both the N-S and E-W highways which cross near the project.
